If I have a HRD 212 SA TIVO that I setup with xtreme and a turbonet card, I can then get my guide info off the internet. Since xtreme is giving the TIVO a lifetime subscription, do i need to pay for TIVO service or am i covered?

Xtreme is a DTivo image. It is not meant for a standalone.
"Lifetime" only means it doesn't need to make the daily call. You must still pay Tivo for guide data regardless of where you get it from (phone or network).

If you are loathe to pay tivo the subcription fees, there are easy ways to use it as a manual recorder. There are also ways to load your own guide data but it's very difficult even when using the most perfected methods. AFAIK, there is no way to subscribe it to the real Tivo data for free (and if there was a way I wouldn't disclose it. It's a theft of service crime.).
Try subcribing to the service for $13/month and see how you like it. You may find it's worth the cost but can cancel any time.
If not, look for an RCA DRC7000N (not sure of model #). It's a sort of dumbed down (we're talkin' REALLY dumb) Tivo-like device that gets free listings over the air (no phone needed) and can be had for <$200 off Ebay. This thing is completely non-hackable but there have been reports of successful drive upgrades.
